This online elective CE course covers professional standards and Kansas-specific guidelines for conducting property showings. Through five focused segments, learners will explore proper showing etiquette, safety and access protocols, fair housing compliance, managing client expectations, and special scenarios (tenant-occupied, rural, and new-construction showings). Each segment highlights Kansas Real Estate Commission (KREC) rules or Kansas laws where applicable, and provides practical tools (scripts, checklists) to apply the concepts. A 4-question knowledge check follows each segment to reinforce key points.

Learning Objectives
By the end of this course, you will be able to:
- Summarize essential showing etiquette – including appointment confirmations, punctuality, handling overlapping showings, and respectful conduct in a seller’s home – with attention to Kansas norms and courtesy.
- Demonstrate proper home access procedures and safety practices, covering lockbox use, key handling, alarm systems, and precautions for occupied homes, pets, valuables, weather, and rural properties.
- Identify and avoid steering, biased remarks, or coded language during showings. Apply fair housing laws (with Kansas-specific protected classes and examples) and adhere to advertising/signage requirements (e.g. KREC advertising rules and fair housing guidelines).
- Set and manage buyer and seller expectations by pre-briefing buyers on showing conduct, protecting seller privacy, providing constructive feedback, and handling multiple offers ethically and professionally.
- Apply Kansas laws and etiquette in special showing scenarios – tenant-occupied homes, rural acreage, and new-construction previews – using provided checklists and scripts to ensure compliance and professionalism.
